What is an EPC?
The energy performance certificate gives information on how
energy efficient your home is. Electric appliances are also rated according to
the energy efficiency they carry. The
rating of electrical appliances varies from G (red, 1-20, not energy efficient)
to A (dark green, 92-100, highly energy-efficient). This rating tells us how
much energy will be saved with every unit of electricity used by electrical
equipment.
The EPC indicates the cost you incur to light and heat your
property. And also the carbon-di-oxide your property emits.
The Minimum Energy Efficiency Standards
MEES or minimum energy efficiency standards were enforced on
1st April 2018. These established the standards
for the new energy efficiency limits for private rented properties. The
regulations embark on landlords to raise their standards of energy efficiency
in their properties.
The landlords must make the improvements to bring the
property to E rating with a maximum expenditure of a maximum of £3,500. If a
property cannot be brought to the E level without spending more than £3,500,
then the property owner can apply for an exemption.
Once the property earns a certificate, then it is placed in
the EPC register in a process allowing for easy retrieval of certificates.

The EPC register helps the homeowners to get find a registered
domestic energy assessor that can conduct a review of their home. It also
stores existing EPC certificates. It also helps anyone having the energy
performance review to be undertaken for finding out if the hired inspector is
duly accredited.

Every EPC is valid for ten years from the date of issue.
